{Hospitality and tourism report: Manning Park Resort gets new lease on life}
Manning Park Resort’s new owner,discount moncler jackets, Kevin Demers: improving hospitality will be one big change at the resort that he bought out of receivershipBy Glen KorstromTue May 14, 2013 12:01am PSTManning Park Resort is set to get a facelift and new lease of life thanks to a new owner who plans to invest heavily using cash flow from 10 other successful businesses.Sunshine Valley RV Resorts and Cabins Inc. owner Kevin Demers last month bought Manning Park Resort out of receivership after heavy debt and poor ski conditions forced the collapse of former owner Gibson Pass Resort Inc.Demers’ undisclosed purchase price buys him: •a 42-room lodge;•35 cabins;•four chalets that are each divided into three units; and•a three-storey building with 54 beds and known as the Last Resort.He also buys the right to operate the resort on a 99-year lease that is 18 years old.Demers owns a contract with Victoria to operate the park’s four campgrounds that have a total of about 400 campsites. That contract expires in October but Demers plans to bid this summer for a 15-year contract extension.All of these new assets will require a substantial investment to get them in a state that will attract sufficient visitors.Demers will fund those upgrades from his other businesses:•Seven recreational vehicle parks;•Bridal Falls Water Park;•Bridal Falls Motel; and•marketing company Holiday Trails Resorts.“I have a good idea of what I have to do to turn Manning Park Resort into a successful tourist destination again,moncler outlet,” Demers told Business in Vancouver.His insight comes partly from being a personal friend of Peter Scherle, who was a part owner of the resort more than a decade ago. Demers was also able to tap knowledge from employee Mike Barker, who spent more than two decades working at Manning Park Resort during Barker’s early career.“When Manning went into receivership [in 2009],moncler on sale, Mike kept chewing at my leg saying,moncler sale,moncler on sale, ‘Kevin, we should take a look at it,moncler outlet,’” Demers said.Demers crunched the numbers,discount moncler jackets, viewed the assets and realized why no one else was compelled to buy the resort out of receivership.The resort had been losing money hand over fist. Bidders were also extremely unlikely to find a bank that would allow them to borrow money based on the resort’s assets, Demers said.“You also would need the knowledge on how to run it,” he said. “It’s like its own town. It has its own [sewage] treatment plant, its power-generating system for if the power goes out. And its own water system. If any of that quits, you’re on your own. You can’t call anybody.”One of Demers’ pricier new investments will include three snowcats, which are machines that groom ski hills. Used snowcats fetch about $130,000.The resort has two snowcats but they are both in disrepair, he said.Functional snowcats are vital not only to smooth ski runs but also cross-country ski trails. If trails are not groomed, no one will come, he said to highlight what he believes was one of the reasons the resort had lost so much money.Most of the 40 trucks used by maintenance workers and rangers need to be replaced,moncler down jackets, Demers said. He expects to buy about six in each of the next several years.Painting the lodge,moncler sale, installing a new sprinkler system and planting grass will be some of his infrastructure costs.Then, there’s the task of replacing each of the “big, hulking TVs” that are in each of the cabins.Combined, those investments should help him increase revenue from what would otherwise be about $4.5 million annually.“The resort is profitable if you isolate the summer and winter but you can’t isolate those months,” he said. “I expect Manning Park to lose money for the next few years.”•Tags: parks,moncler down jackets, investments, tourism _________________ People watching the forthcoming beginning of the German half of the inhabitants of Berlin are no interested in co-optation |
